Why should I choose a home inspector, that uses a Thermal Imaging camera?

The Infrared Technology can reveal many issues in a home that would not be visible to the naked eye. The IR Camera is capable of detecting hidden water problems, missing insulation and electrical hot spots.  Please note that Thermal Imaging cameras should only be operated by Certified Thermal Imaging personnel.

How long will the inspection take?

The time varies according to the size and condition of the home. Typically, a home inspection should be accomplished in about 3-4 hours.

Can I ask questions?

By all means!  Your questions regarding the home will be welcomed and addressed to your satisfaction.

Can a house “ FAIL “ a home inspection?

My home inspection will not FAIL a home. During my inspection I will observe and describe the visual condition, indicate the components and systems of concern, with recommendations.

Do I have to repair what’s wrong with the house?

A listing Home Inspection Report is not intended to be a “DO” or “REPAIR LIST’ for the home. The potential repair items and possible improvement concerns are now known by both parties, subject to negotiations.

What if the home inspection reveals problems?

If I find problems with the building, the advance knowledge for the type of repairs, for you to anticipate, will give you a well informed awareness so that you can make a good decision. Remember, we want to find the little problems before they become big and or expensive problems.

When do I get my report?

Upon completion of the home inspection, I will review and discuss the report with you in person. A high quality, easy to read and detailed report, with photographs will be e-mailed to you with-in 24 hours. A hard copy is available only upon request.

Do I get a walk through?

A walk through and a walk about is included with the report presentation. The locations for the main water and gas shut-offs, water meter, electrical panel, manual furnace fan switch, hot water tank shut-off and sewer clean-outs are verified. The site slope and drainage are discussed. The smoke and carbon monoxide detectors will be noted.

Can I bring my family?

The Home Inspection is a detailed and technical observation. A reporting system that requires focused attention on the inspection process so the fewer the distractions, the better for you and me.

What happens when the topic of mold is discussed?

The Home Inspection does not verify or identify the verity of any Mold/Fungi. Certified Mold Inspectors are available to perform the task of a mold inspection, with laboratory results within 48 hours.
